Leaking water heater
Typically, a water heater lasts between 10 and 13 years. Unfortunately, when it starts leaking, that signals that it’s time to replace the old, corroded tank.
Why does a leak occur?
Over time, sediment buildup in the tank can oxidize the tank, eventually leading to a leak.
Maintenance and prevention
It is advisable to replace the anode rod every five years and clean the sediment out of the heater once a year.
Gas control replacement
Did you manage to light the pilot, but the burner did not come on after adjusting the temperature? The problem is probably in the gas control valve (thermostat).
What causes a gas control valve to fail?
Over time, debris in the gas line can clog the inlet, and the age of the equipment can also be a factor.
Maintenance and prevention
It is recommended that a gas sediment trap be installed, as required by the Plumbing Code, to prevent water heater problems.
Replacing the burner / pilot assembly

Your pilot lights, but goes out when you release it
This is usually caused by a problem with the thermocouple or pilot assembly.
What causes the burner to fail?
Debris from the gas line can clog the burner, and even cause damage to some coatings.
Why does the pilot go out
A pilot that won’t stay lit can fail for a number of reasons, with thermocouple wear being the most common cause. Fortunately, this component is easy to replace.
Maintenance and prevention
Installing a gas sediment trap, as required by the California Plumbing Code, can help trap debris that could affect the burner assembly.
There are no preventive measures you can take with an old thermocouple.
